Three of South Florida's most prolific developers have joined forces to build Trump Hollywood Preconstruction Project, a 200-unit luxury condominium on the beach in Hollywood where prices will start at $1.5 million. The 40-story contemporary glass tower, which will rise on a 5-acre parcel at 2711 S. Ocean Drive, is being developed by Miami-based The Related Group of Florida Inc., Boca Raton-based Ocean Land Investments and New York real estate mogul Donald Trump. "Donald is a great partner," said Jorge M. Perez, chairman of The Related Group. "People associate his name with a certain level of finishes and amenities and quality, and I think he's the best marketing man in real estate." Perez said Trump will be involved in marketing, unit design and quality control at the project. Trump Hollywood will feature two-, three- and five-bedroom units ranging in size from 2,070 to 4,350 square feet. There will also be two penthouse units on the 40th floor of the building, each with more than 7,000 square feet. Preconstruction prices for the units -- each of which will have a private elevator and ocean views -- range from $1.5 million to more than $4 million. The project's amenities include a two-story lobby, an oceanfront pool deck with spa and cabanas, tennis courts, a fitness center, valet parking and concierge service. The project will also have 240 feet of ocean frontage. The cabanas will be available for sale to residents; prices have not yet been determined. Perez said that his target market is empty-nesters and Northeasterners looking for a vacation home. He expects about half the units to be sold to people who will live there full-time. Trump Hollywood is not the first collaboration between Trump and Related. The two are building Trump Towers in Sunny Isles Beach, which is nearly sold out, and Perez said additional Trump/Related ventures are in the talking stages. He mentioned Jacksonville and Atlanta as markets the two developers are targeting. Perez also said the two might do a project in Palm Beach County.
